THE ANTIOCH PROCESS

The Antioch Program was developed with the growing ministry in mind. As you face an upcoming building project, the Building God's Way Antioch Program makes it easy to move forward.

A) When your leadership committee is in 100% agreement for the specified Antioch plan, your church will sign an agreement for architectural services with Daniel Cook and Associates and a letter of intent with the BGW Builder. The preliminary design retainer shown in the architectural fee structure is due at the time the agreement is executed. This retainer covers these architectural services : customizations to allowable flex space, digital/print copies of the floor plan and copies of the exterior rendering style of your choice from the Plan Library—a digital format and a color print. These preliminary design deliverables will be invaluable through your financing and fundraising efforts.

The BGW designer works with your local BGW Builder to develop a preliminary construction cost estimate . The builder also offers assistance for the civil and site engineering required for site adaptation prior to final design. Master site planning is included in the preliminary design process when needed by Antioch Program clients.

B) The final design retainer authorizes the architects to begin compiling construction documents for your project. Your project leaders would attend the BGW Institute at this time for the training on Gift in Kind, Ministry of Construction and other elements of the BGW process. The architectural services include adapting the standardized plan to your site and modifying it according to local building codes. When final design is 50% to completion a BGW Supply representative visits your site for construction preparation and the selection of finishes.

The GIK department coordinates with you and the BGW Builder to prepare for subcontractor negotiations. A BGW representative visits your site to conduct these GIK meetings .  When subcontracts are finalized the BGW Builder prepares guaranteed maximum construction pricing . The architectural team works with the BGW Builder to ensure the completed plans are submitted and approved by the local authorities for construction permitting.

C) At the start of construction, an architectural representative visits your site for a project kick off meeting. This coordination is followed by monthly teleconference calls. The representative and the BGW Builder also conduct a final site visit prior to the certificate of occupancy.

The BGW Builder takes responsibility for the construction and subcontractor schedule, product coordination with Building God's Way Supply, final cost of the project and adherence to safety/code requirements during construction. Additional fixtures, furnishings and equipment (not included in building cost estimate) are available at the BGW client discounted margin during construction from Building God's Way Supply.

The BGW Builder also completes a walk through of your project one year from the completion of construction.
